A pond at the edge of a business park can look perfectly ordinary while an outlet is partly blocked beneath fallen leaves. The problem may only become obvious when water starts backing up towards a road or parking area. October is a useful time to check how your pond is working, particularly where trees surround the drainage system.

Good SuDS pond maintenance starts with knowing what the feature was designed to do. A permanent pond should hold water. A detention basin may be dry between rainfall events. Treating both in the same way can lead to unnecessary work and missed faults.

Find the maintenance plan first

Before arranging clearance, locate the drainage drawings, maintenance schedule and previous inspection records. These should help identify the inlets, outlets and access points, along with any restrictions on the work. If responsibility is shared between a landlord, managing agent and occupiers, agree who will arrange each task.

England’s national SuDS standards describe the importance of clear maintenance responsibilities, inspection regimes and sediment management. For an existing site, its own design and maintenance documents remain the starting point for deciding what needs attention.

Look at the places where water enters and leaves

From a safe position, note visible debris around inlet and outlet structures. Look for fresh deposits where runoff enters the pond, erosion around the edges and any obvious change from earlier photographs. Record water levels in relation to recent rainfall rather than judging the pond from one visit.

A high level after rain is not automatically a fault. Water that remains unusually high compared with the pond’s normal behaviour deserves investigation. Avoid sending staff into the water or onto unstable banks to get a closer look.

Be selective about clearance

Removing every plant and emptying the pond is not a sensible default. Vegetation forms part of the system, and maintenance needs to account for the habitat as well as drainage performance. The scope and timing of any clearance should reflect site conditions and ecological constraints.

Where sediment removal is needed, plan the equipment access and handling of the recovered material before work starts. A narrow verge, soft ground or parked vehicles can make an otherwise straightforward visit difficult. Establish how much material needs removing and where it will go.

Leave a useful record for the next inspection

Keep dated photographs, the areas inspected, work completed and any unresolved issues together. Assign a person to follow up repairs and use the maintenance plan to set the next visit. A note that says only “pond checked” gives the next contractor very little to work with.
